The 1990s and early 2000s side, Fairfield and Coles Crossing and Longwood, is in the hard part of the cycle. Those builder systems were swapped once around 2010 to 2015, and those replacements are hitting end of life now. Most of our time out there goes to second-generation equipment, undersized returns, and flex duct that was never properly supported when it went in.

The new side, Bridgeland and Towne Lake and Marvida, has the opposite problem. Everything is inside manufacturer warranty and nothing has failed yet, but two-story plans out here routinely deliver 6 to 8 degrees warmer upstairs than down. That is not a broken system. That is airflow balancing nobody did at commissioning, and it is cheaper to correct than to live with.

Late 1990s through mid-2000s with mature trees and heavy shade on a lot of lots. Shade helps the load and hurts the condenser, since leaf litter packs the coil fins. These are the homes where a proper coil cleaning shows up on the electric bill.

1980s and 1990s on the eastern edge toward 290 and Highway 6. Third-cycle equipment on original duct, undersized returns, and pad settling on older slabs. We check the duct before quoting a system, because new equipment will not outperform it.​​

What are your hours in Cypress?

Why is upstairs always hotter than downstairs in my Cypress home?
Usually airflow, not capacity. Two-story plans in Bridgeland, Towne Lake, and the newer Cypress communities routinely run 6 to 8 degrees warmer upstairs because the duct was balanced for the plan on paper and not for the house that got built. A bigger system rarely fixes it. Damper adjustment, return sizing, and sometimes a zoning correction usually do. We measure the split room by room before recommending anything.

I have two systems. Do I pay for two service calls?
No. One diagnostic covers the visit at $99 no matter how many systems you have. Maintenance is priced per system, at $109 for the first and $59 for each additional. Two and three system homes are common in Towne Lake, Bridgeland, and Fairfield floor plans, so we quote both systems in one trip.

My AC is 15 years old. Repair it or replace it?
It depends more on the specific failure than the age. A capacitor or contactor on a 15-year-old system is worth fixing. A failed compressor or a leaking evaporator coil usually is not. In Cypress that call comes up constantly in Fairfield, Coles Crossing, and Blackhorse Ranch, where the builder systems were replaced once around 2010 to 2015 and those replacements are now at end of life. We tell you which category you are in before you spend anything.

Do you charge for a replacement or upgrade estimate?
