Most contractors treat Richmond as one place. It is not, and the difference shows up in what actually breaks. The established side, Pecan Grove Plantation and the older pockets of 77406, is on its third round of equipment. Original duct is still in most of those attics, returns were sized for smaller systems than what people install today, and the mature pecan and oak canopy that makes those streets worth living on also packs condenser coil fins every fall. A coil that cannot shed heat costs you money every month before it costs you a compressor.

 

The 2005 to 2015 belt is Long Meadow Farms, Grand Mission, Lakemont, Waterside Estates, and Riverpark. Those builder systems were swapped once around 2015 to 2020, or they were never swapped at all, and either way most of that equipment is now making the repair or replace decision for the homeowner. This is where we spend the most time, and it is where the honest answer depends on the specific failure rather than the age on the data plate.

 

Then there is everything built since 2015. Aliana, Harvest Green, Veranda, Del Webb Sweetgrass. Nothing has failed yet, everything is inside manufacturer warranty, and the calls are different: two-story plans running six to eight degrees warmer upstairs, condensate drains that were never primed correctly at commissioning, and homeowners stuck behind a builder subcontractor with a six week summer queue. We can usually help with all three, and we put the diagnosis in writing so a builder warranty claim still works.

Do I need a permit to replace my AC in Richmond?

It depends on your address, and a Richmond mailing address does not mean you are inside the city. If your home is inside Richmond city limits, the City of Richmond building department issues the mechanical permit. Most of 77406 and 77407 is unincorporated Fort Bend County, which does not run a residential mechanical permit program, so TDLR is the authority and the work still has to meet code and be done by a licensed contractor. We confirm which one applies to your address before install day and pull whatever is required. Small repairs like a capacitor or a contactor do not need a permit anywhere.

 

There is a brown ring on my ceiling under the attic unit. What is that?

Almost always the secondary drain pan doing its job after the primary condensate line clogged. It is common in the newer Richmond subdivisions where the air handler sits in the attic directly over finished ceiling. The stain means the pan filled and overflowed, so the fix is clearing the primary line, testing the float switch, and confirming the pan and the emergency line still drain. Catching it early is a service call. Catching it late is drywall.

 

I have two systems. Do I pay for two service calls?

No. One $99 diagnostic covers the visit regardless of how many systems you have. Maintenance is the piece that is priced per system, at $109 for the first and $59 for each additional. Two and three system homes are normal in the larger Aliana, Harvest Green, and Veranda plans, so we evaluate all of them on one trip.

 

Do you charge for a replacement or upgrade estimate?

No. Estimates on complete matched systems are free, meaning the condenser, coil, and furnace or air handler replaced together. Call 281-222-9591 or fill out our form. The $99 diagnostic is a different thing. That is for when a system is down and you need us to find out what is wrong. If your system still runs and you just want to know what replacement costs, that is free.
