Why Memorial homeowners choose Beede AC & Heating

We are based here, not driving in from an hour away

Memorial Drive, Voss, Gessner, Chimney Rock, and Bingle are daily routes for our vans, not roads we look up. The Villages are compact but the streets are not always direct, and knowing the cut-throughs between Bunker Hill and Piney Point saves real time on a service call. We come in on I-10 from the west, which means we arrive against the worst of the morning traffic rather than with it.

When a system fails on a weekday afternoon here, the contractor's location on the map matters more than anything on their website.

The diagnostic is a flat $99. You know the number before we show up, and we quote any repair before we start work. Maintenance is $109 for your first system and $59 for each additional system, which comes up constantly in Memorial, where rebuilt homes in Bunker Hill, Piney Point, and Hunters Creek routinely run three or four systems.

We install Ruud, American Standard, and LG, and we service every brand.

Honest diagnostics, priced before we knock

Memorial is two housing markets sitting on the same streets

Memorial Houston

The original 1950s and 1960s ranch homes are some of the most demanding HVAC work in Houston. Low-slope roofs leave attic crawl space measured in inches. Duct was installed when equipment was smaller and standards were looser, and returns are almost always undersized for what people install today. Getting a modern air handler into one of these attics takes planning, so we walk the route and confirm access before install day rather than discovering the problem with a truck already in the driveway.

Then there are the rebuilds. A large share of those original lots now carry new homes running three or four systems with zoning, variable- speed equipment, and communicating controls. That is genuinely good equipment, and it fails in more complicated ways than a single- stage unit. Zone boards, damper motors, and communication faults between components need someone who has worked on them before. A homeowner with a four-system house does not want four separate service calls, so we evaluate every system on one visit.

The mature oak canopy affects both. Leaf and debris load packs condenser coil fins, and a coil that cannot shed heat costs you money every month before it costs you a compressor.

HVAC Services we provide in Memorial

AC Repair in Memorial. Same-day diagnosis on most no-cool calls. Flat $99 diagnostic, repair quoted before we start. The three things we replace most often in a Memorial summer are capacitors, contactors, and clogged condensate drains.

AC Installation and Replacement. Load calculations, permits, and rebates priced into your quote. Ruud, American Standard, and LG.

Heating Repair. Homes in Memorial only runs its heat for a few weeks a year, which is exactly why furnaces quit on the first genuinely cold night. We check ignition, flame sensors, heat exchangers, and gas pressure, and we quote the repair before we start.

Heating Installation and Replacement. When a furnace or heat pump is past saving, we size the new one to the home and to the AC it shares a duct system with. Load calculation, permit pulled, and rebates priced into the quote.

Maintenance. Two visits a year, spring for cooling and fall for heating. $109 for your first system and $59 for each additional.

Indoor Air Quality. Whole-home dehumidification, filtration, and duct sealing. In Memorial this is comfort work, not a luxury add-on.

Commercial HVAC. Light commercial service, replacement, and new construction for Memorial offices, retail, and restaurants.

Memorial neighborhoods and ZIP codes we serve

Memorial Bend & Frostwood

77024 | Harris

Original 1950s and 1960s ranch homes, many still on their first duct layout. Tight attic access, undersized returns, and long horizontal runs. Replacement planning matters as much as equipment selection here, so we walk the route before we quote.

Hunters Creek & Hedwig

77024 | Harris

Established lots under heavy oak canopy, with system counts that vary widely house to house. Coil fouling from leaf debris is a constant here. We quote what is actually installed rather than what the square footage suggests.

Spring Valley & Hilshire

77055 | Harris

Smaller original homes alongside newer construction on the same blocks. Two neighbors can be forty years apart in equipment and duct standards, so we assess each home on its own rather than by neighborhood.

Bunker Hill & Piney Point

77024 | Harris

A mix of remaining originals and larger rebuilds, often three or four systems with zoning. Zone hardware faults are more common than compressor failures, and a damper motor costs a fraction of a system. We diagnose the controls before anyone discusses replacement.

Thornwood & Sherwood Forest

77024, 77080 | Harris

1960s and 1970s, heavily shaded, and most homes are now on their second or third system. Return sizing and duct condition determine whether new equipment performs, so we check both before quoting.

Memorial Close In

77024, 77055 | Harris

1Townhomes and patio homes with compact mechanical spaces and closet or attic air handlers. Access and drainage planning drive the job more than equipment selection does.

Memorial HVAC questions we get asked:

What are your hours in Memorial?

We answer the phone Monday through Friday from 8am to 5pm, and Saturday from 8am to 12pm. Online booking is open 24/7, so if your AC quits at 11pm you can put yourself on the schedule and we will confirm first thing. No-cool calls get priority.

Can you get a new system into a 1950s Memorial attic?

Usually yes, but it takes planning, and that is the part most quotes skip. Low-slope roofs on original Memorial ranch homes leave very little working height, and the attic access was designed for equipment considerably smaller than what gets installed now. Before we quote a replacement, we walk the actual route the equipment has to travel and confirm it fits. Sometimes the answer is a different cabinet configuration, sometimes it is relocating the air handler, and occasionally it means opening and repairing access. Knowing which one applies before install day is the difference between a one-day job and a mess.

One zone in my home never gets cool. Is the system failing?

Usually not. In a zoned system, a single zone that will not satisfy is more often a stuck damper motor, a failed zone board, or a thermostat that lost communication than it is a failing compressor. Zoning is common in the rebuilt homes throughout Bunker Hill, Piney Point, and Hunters Creek, and these systems have more failure points than a single-stage unit. We diagnose the zone hardware before anyone talks about replacing equipment.

I have three systems. Do I pay for three service calls?

No. One diagnostic covers the visit at $99 no matter how many systems you have. Maintenance is priced per system, at $109 for the first and $59 for each additional. Three and four system homes are common in the Memorial rebuilds, so we evaluate all of them in one trip rather than making you schedule three visits.

Do you charge for a replacement or upgrade estimate?

No. Estimates on complete matched systems are free, meaning the condenser, coil, and furnace or air handler replaced together. Call 281-222-9591 or fill out our form. The $99 diagnostic is a different thing. That is for when a system is down and you need us to find out what is wrong. If your system is still running and you just want to know what replacement costs, that is free.
