Your AC system works harder in the Houston area than almost anywhere in the country. Cooling season runs six months. Then a cold front drops in and your heater has to fire up after sitting idle since March.
Regular AC maintenance is the single best thing you can do to prevent breakdowns, extend the life of your equipment, and keep utility bills in check. We are a family-owned company based here in Katy and have been maintaining air conditioners across this area for over 16 years.
Maintenance pricing is simple:
$109
for your first system. $59 for each additional system.
Tune-ups included automatically in the Beede Preferred membership.

Every air conditioner maintenance visit covers the same checklist. Your technician works through all of it and leaves you with a report on the condition of your system.
Cooling performance:
Refrigerant pressure check on both the high and low side
Evaporator coils inspected for dirt, ice, and airflow restriction
Condenser coil on the outdoor unit inspected and cleared of debris
Temperature split measured across the coil to confirm the AC unit is cooling to spec
Drain line checked and treated to catch problems ahead of time
Air side:
Air filter checked, with a replacement recommendation and the correct size noted for you
Blower motor and wheel assessed for wear and buildup
Duct connections and boot seals inspected in the attic
Airflow checked at the return
Electrical and controls:
All electrical components inspected and connections tightened
Capacitor tested under load, not just visually
Contactor inspected for pitting and burn
Thermostat tested
Safety switches and float switch verified
If we find something that needs attention, we show you, explain what it does, and quote it before anything happens.

Rooms that used to cool evenly no longer do?
The outdoor unit runs constantly on hot afternoons?
Utility bills climbed this summer without a rate change?
Water around the indoor unit or a stained ceiling below the attic?
New rattles, buzzing, or a burning smell at startup?
It has been more than 6 months since an HVAC technician looked at it?
Emergency repairs can strain scheduled maintenance, prioritizing immediate fixes over planned tasks. Maintenance anticipates issues, reducing emergency repairs. By addressing problems early, Maintenance and Tune-Ups minimizes emergencies.
Regular maintenance and tune-ups for your AC system decreases the chances of sudden breakdowns and unexpected downtime. Implementing preventive maintenance allows for early detection and resolution of issues while they're manageable, preventing costly repairs or replacement.
An efficiently operating AC system consumes less energy, leading to reduced energy bills. Without regular servicing, the system works harder to maintain comfort levels, consuming more energy and increasing costs. Regular maintenance ensures optimal performance, minimizing energy consumption and associated expenses.
Regularly cleaning mold and dust from your AC system improves indoor air quality, benefiting occupants, particularly those with allergies or respiratory conditions like asthma. Additionally, this maintenance enhances the safety of your system by preventing potential fires caused by common electrical issues such as short circuits.
Routine preventive maintenance and tune-ups extends the lifespan of your AC system, reducing the frequency of issues and breakdowns that can prematurely age it. Keeping up with preventive maintenance, you ensure your system remains in optimal condition for an extended period, delaying the need for replacement.
Consistent upkeep of your AC system enhances energy efficiency, which not only benefits the environment but also promotes sustainable living. Reduced energy consumption and lower carbon emissions contribute to electricity conservation and help safeguard the planet.
We recommend two maintenance visits per year. One in the spring before the cooling season and the second in the fall before heating season. Catching small issues before they become expensive emergencies is always cheaper than a breakdown.
Join our Beede Preferred membership to automatically include your two visits annually, along with many other benefits.
We tell you the cost before we start, and we offer financing when a full replacement is genuinely the right call. A broken or inefficient system doesn't have to mean an impossible bill.
