In Houston attics, moisture from the AC coil above them often decides the real number. When to repair and when to replace.
Most gasfurnaces last 15 to 20 years. Heat pumps last closer to 10 to 15, because inHouston they heat in winter and cool all summer. In Houston attics, the numberthat matters most is not how many hours the furnace ran. It is how muchmoisture it sat under.
A gas furnacein Houston only fires a few months a year, so the burners and igniter rarelywear out from use. What ends most furnaces here is rust and a heat exchangerthat has corroded or cracked.
• The AC coil sitson top of it. In most attic installs, the indoor AC coil is mountedright above the furnace. Every summer that coil pulls gallons of water out ofthe air. A slow drain, a cracked pan, or sweating ductwork drips onto thefurnace below.
• The blower worksall summer. In a gas furnace and AC system, the furnace blower movesthe air for cooling too. In Houston, that blower motor runs far more for ACthan it ever does for heat.
• Attic heat. Summerattic temperatures are hard on wiring, control boards, and the capacitor thatruns the blower.
• Rust on the burners, the cabinet, or the floorof the burner compartment
• A cracked heat exchanger, which can let carbonmonoxide into the home
• 2 or more repairs in the same heating season
• A furnace past 15 years old that needs a majorpart like a blower motor or control board
• Uneven heat or rooms that never warm up, evenafter repairs
